Client Brief

This is a new client commission for a CAT A+ fit out in the West End.

The brief was to create a lettable, high-spec space in the Davidson Building on Southampton Street, which is a historic, period property. The goal was clear: make the areas look as good as possible and have them ready to attract tenants for teams of around one hundred people.

We were tasked to deliver the main reception and one of the floors, leading the FF&E and desking, layering in generous planting, and shaping distinct zones for breakout and collaboration so the building would show well to prospective occupiers from day one.

Design Approach

Working hand in hand with Anomaly, we took inspiration directly from the building, balancing its period character with a fresh, eclectic palette. The floor is planned as a sequence of settings with task areas with full desking, soft breakout and collaboration points, all stitched together through planting that softens the acoustics.

Finishes are intentionally varied to express the building’s dual aspect: one side reads warmer, with deeper reds; the other is fresher, with greens and lighter tones. The furniture mix is premium yet practical, anchored in standard products for value and speed but curated to feel bespoke.

Norr11, Flokk, Forma5, &Tradition are a few of over 30 suppliers we collaborated with to bring that high spec and comfortable look and feel the client was going for.

Challenges & Results

Delivery in this part of the West End is never straightforward. Vehicle access and loading windows are tight but we still managed to install everything on time. The project ran for three-months, followed by a fast, three to four-day installation.

The finished reception and floor present a clear lettable space for 100+ people that’s ready to market.
